The Journey to Town Building

Land Innovations (LI) was born from a vision to transform the modern traditions of land development. Our founder, Dudley Smith, envisioned creating unique, vibrant communities that defied repetitive norms, driven by a passion for creativity and innovation.

Land Innovations welcomed its first full-time team member, marking the shift from consulting services to a trusted development partner. Projects began to carry the unmistakable imprint of our passion - creativity, intentionality, diligence, and care.

While contemplating an entitled mixed-use commercial/village plan for Stephens Valley, the development partnership asked a bold question, "what if we turned the cube in search for extraordinary?" The Result ... the creation of a town-centered, new urbanist, pedestrian-friendly community that prioritized human connection, open space, and a mix of building types. That pivotal question has changed everything.

Land Innovations entered a new phase of growth and expansion. We established our Alabama office and advanced the entitlements for both South Brook and Westmoore Landing—marking an important milestone in strengthening our team and deepening our presence in the region.

Today, Land Innovations continues to grow with intention, building on a strong foundation while looking ahead. For the first time in our history, we are actively developing 4 TND communities through all stages of the development process across two states, with our development partner Rochford Realty and Construction. As we expand our reach and deepen our partnerships, we remain focused on creating thoughtful, people-centered places that stand the test of time.
