
The Story
In keeping with the wishes of country music icon Eddy Arnold, who called this property home from 1950 until his passing in 2008, Voce was envisioned as something fundamentally different from the conventional residential developments that surround it. Arnold discovered his unique sound that would go on to influence country music for more than six decades. Rejecting a suburban development model he found uninspiring, the vision for Voce embraces the site as it exists today, allowing the existing tree canopy and natural contours to inform and guide each decision.
The Why
Voce’s approach challenges the limitations of existing zoning codes and subdivision regulations, looking beyond them to prioritize preservation, belonging, and long-term environmental stewardship. In alignment with the spirit of the nearby Dyer Observatory and its mission of exploration and understanding, Voce reflects a deeper commitment to seeing the land not just as a place to build, but as something to learn from, protect, and thoughtfully enhance.
The Master Plan
The Voce Master Plan is rooted in a design philosophy that looks first to the land for context, shaping development in response to natural systems rather than imposing a predetermined form upon them. By looking beyond conventional zoning codes and subdivision standards, the plan seeks to both protect the site’s natural character and foster a deeper sense of belonging through a thoughtful integration of community and environment. This approach was especially critical given the site’s complex conditions, including a dramatic 320-foot vertical elevation change and areas of significant unstable soils, both of which demand sensitive, land-responsive design strategies that prioritize stewardship and long-term resilience.
Development Details
- 61 acres with 52 carefully placed homesites
- Nearly 2,000 existing trees surveyed to ensure the homes worked with the land
- Worked with Davidson County to create a shared private drive solution (steeper slopes, private maintenance) and unique lot frontage solutions to avoid unnecessary grading
- Allowed the land to shape the context of architectural styles as you work through the property and climb significant grade
