The Story
Stephens Valley is deeply rooted in a legacy of stewardship, vision, and purpose. Originally purchased during the Great Depression in the 1930s, as a failing pig farm, the property has remained in the Stephens family for generations, shaped by a commitment to caring for the land and preserving its natural beauty. The hillsides, creeks, and surrounding landscape became central to the vision for the community, guiding the development approach from the very beginning. Inspired by the mission of the Stephens Christian Trust and a calling to impact the world through the Gospel, the project was always intended to be something more meaningful than a conventional subdivision. Bill Stephens believed the property deserved a true town, a place rooted in connection, character, and lasting legacy — where thoughtful design, community, and stewardship could come together in a way that honors both the land and the family’s vision for generations to come.
The Why
At Stephens Valley, the guiding belief has always been that “legacy is roots.” More than a development, the community was envisioned as a place where relationships, stewardship, faith, and lasting impact could take root and flourish for generations. Bill Stephens deeply believed in creating a town that honored both the land and God’s purpose for it, a neighborhood at the terminus of the Natchez Trace that felt authentic, connected, and enduring. Central to that vision was a commitment to preserving the natural landscape while fostering a true sense of community. As Neika Stephens shared, Land Innovations and Rochford Realty and Construction “Development Partners” understood Bill’s vision from the beginning because the focus was never simply on building houses, but on developing relationships and creating places where people genuinely care for one another. Grounded in shared values and a shared vision, Stephens Valley has become a community shaped by connection, intentionality, and the belief that life is meant to be lived together.
The Master Plan
The Stephens Valley master plan is shaped by the land itself. Spanning two county jurisdictions and bordered on three sides by the federally protected Natchez Trace Parkway, the community was thoughtfully designed to work in harmony with its surrounding environment rather than against it. More than 60 percent of the existing tree canopy remains untouched, preserving the landscape and reinforcing a strong connection to nature throughout the development. At the heart of the plan is a village center intended to serve not only Stephens Valley residents, but also the surrounding suburban area in order to create a true gathering place rooted in walkability, community, and everyday connection. Homes are intentionally placed according to the context of the land, with lot sizes, building forms, and neighborhood character. This allows each home to respond directly to the property’s topography, viewsheds, and natural features, ensuring the overall structure of the neighborhood feels authentic, cohesive, and timeless.
