Richland Hall

 

Richland Hall is truly a one-of-a-kind infill treasure located in one of the most desirable and vibrant communities in the midtown Nashville area.  The creation of this community is a result of a long-term relationship between Land Innovations and Ford Custom Classic Homes.

 

In 2014 Welch College, owner of the current Richland Hall property, engaged Land Innovations to assist the school in the marketing and selling of their property.  Due to many complexities, Welch College had been unsuccessful in selling the property for over 20 years.

 

Welch College had owned the property since the 1940s but had outgrown the campus.  The large increase in surrounding property values and neighborhood resistance was keeping the college from being able to expand their campus to meet the school’s desire to increase enrollment.  There had been multiple attempts over the years to sell off Welch’s land to other educational institutions, but those attempts were always met with a great deal of resistance from the surrounding neighborhoods.  In addition, several of the campus buildings were of significant historical value and needed to be preserved.  Land Innovations was able to create a new vision for the site, to structure an opportunity for Ford Custom Classic Homes and to coordinate an exit strategy for Welch College while creating a desirable outcome for the surrounding historic communities of Richland, Whitland and Cherokee Park which could be supported by both the Metro Nashville government and the Historical Commission.  The land was sold and closed for approximately 96% of the college’s asking price within 12 months of Land Innovations’ engagement into reevaluating the opportunity on how to value, market and sell the college’s property.
