Providence Central is a 270-acre mixed use development in Mt. Juliet, TN, facilitated by Land Innovations that will incorporate multifamily and single-family residences, as well as commercial, retail and office uses. The project currently is home to an upscale 220-unit apartment complex and has plans for 1 -2 hotels with a conference element in the near future.
Land Innovations used their creative problem-solving skills to bring Providence Central to fruition. Providence Central originally consisted of two separately owned properties – one that had good access to a proposed I-40 interchange but no good access to a major state road and the other that had good state road access but no good interstate access. In addition, neither property had sewer service. Through artful negotiation skills, good knowledge of governmental policy and creative envisioning, Land Innovations was able to broker a deal between the land owners and the City of Mt. Juliet that produced a master plan for the two properties to unite as one and also brought City sewer to Providence Central. In addition, the master plan creates a collector road through the property that will greatly enhance traffic circulation through the area. Through this process, Land Innovations was able to more than double the value of the land before development occurred.
